Ichigen-cho Building MaintenanceAgency Fees and Referral Fees

This page explains the thank-you payments and fees DiO pays to people who introduce Ichigen-cho Building Maintenance and to agencies that look after buildings. The actual terms are set by the agreement you accept when you register

Tax accountants and judicial scriveners can also become referrers

How a referral works

There are two flows

Referrers only explain the service. Building owners apply for it themselves

In both flows, the building owner pays the Ichigen-cho fees

Benefits for building owners

  • Inspection records, repair history, quotes, reports and photos, in one place per building
  • Organize as-built drawings and check equipment locations and notes on the drawings
  • Owners and maintenance companies can see the same records

Flow starting from a referrer

Referrers can be individuals or companies (for example, a tax accountant's office)

  1. STEP1The referrer (for example, a tax accountant's office) registers the owner's company with DiO
  2. STEP2The referrer explains Ichigen-cho to the owner
  3. STEP3The owner applies through the dedicated link or QR code
  4. STEP4After applying, the owner can register a building maintenance company
  5. STEP5When the building maintenance company accepts the agency agreement, business as an agency begins

Flow where a building maintenance company makes its own sales

  1. STEP1The building maintenance company registers as an agency
  2. STEP2The building maintenance company registers the owner's company with DiO
  3. STEP3The building maintenance company explains Ichigen-cho to the owner
  4. STEP4The owner applies through the dedicated link or QR code
  5. STEP5When the building maintenance company accepts the agency agreement, business as an agency begins and the company looks after the building

In both flows, the contract is between the owner and DiO. Referrers and agencies cannot sign contracts on DiO's behalf

Eligible contracts

The following paid contracts are eligible

  • Annual contracts (paid in one lump sum)
  • Monthly contracts that have continued for 12 months

Contracts that stay free or on trial, and contracts refunded or cancelled within the refund period, are not eligible

Referral fees

Paid once per building, based on first-year sales (excluding tax). 15% goes to the person who directly connected the contract, and 5% to the person who introduced them (if there is no such person, only 15% to the person who directly connected the contract)

RecipientRate (first-year sales, excl. tax)
Person who directly connected the contract15%
Person who introduced that person5%

No payments are made to anyone further up

Agency fees

Becoming an agency costs nothing at all (registration and renewal are both free)

  • The standard rate is 10% of annual sales (excluding tax). The maximum rate and payment period are set in the agency agreement
  • If you only refer and do not look after a building, only the referral fee is paid

Example (one building, annual contract, excl. tax)

One building on an annual contract (lump sum, 79,560 yen per year excl. tax), with two referrers

RecipientCalculationAmount (once)
Person who directly connected the contract79,560 yen × 15%11,934 yen
Person who introduced that person79,560 yen × 5%3,978 yen
Total (two people)79,560 yen × 20%15,912 yen

If there is no introducer, only 11,934 yen (15%) is paid to the person who directly connected the contract

This is an example and does not promise any payment. Actual amounts follow the terms of the agreement

Amounts under 1 yen are rounded down. Consumption tax and withholding tax are handled according to law and the agreement

How referrals are confirmed

  • Referrals are limited to applications made through the dedicated link or QR code for an owner registered in advance. Claims made after the application are not accepted. Companies that are already DiO customers, and your own or your relatives' companies, are not eligible
  • A referral is recorded only when the owner personally checks the referrer on the application screen
  • During the refund period, DiO tells the owner the name of the referrer or agency. If the owner says it was not their referral, no payment is made
  • The referral code fixed at the time of application is not changed later
  • If there are several referrals for the same building, the referral code recorded first takes priority

When payment is confirmed

  • Payment is confirmed after the refund period has passed
  • If the contract is cancelled within that period, no payment is made. We will notify you by email
  • If the contract is cancelled after confirmation, we will not ask for the payment back

Payment date

The payment due date is set in the agreement, and we pay within the deadline set by law

Bank transfer

  • Payments are transferred automatically via Stripe to your registered account
  • Bank transfer fees are deducted from the payment amount
  • Whether withholding tax applies, and the amount, follow the law
  • Consumption tax is handled in the agreement according to whether you are a registered qualified invoice issuer

Registration costs

  • There is no cost to register or continue as a referrer or agency
  • Buying the service is not a condition of registration
  • No fee is charged based on how many people you refer or on sales

For tax accountants and judicial scriveners

Payments to tax accountants begin after DiO and the accountant confirm that they do not breach the rules of the accountant's tax accountants' association. Judicial scriveners should also follow the rules of their association

When introducing us on social media

When referrers or agencies introduce the service on social media or elsewhere, please state clearly that you receive thank-you payments or fees from DiO

Detailed terms follow the referral fee agreement and agency agreement you accept when you register. DiO may change these terms, and will notify you in advance if it does
